What you get from me
Honest advice
If a unit is overpriced, badly built or hard to rent out, I will tell you — even when it costs me the sale.
Early access
Launch prices and unit allocations often move before anything reaches a portal. I will put you on the list early.
One number, start to finish
The same phone number before you buy, on transfer day, and two years later when your tenant moves out.
Working together
One person, from the first message to the keys.
Buying property in Dubai is genuinely simple — once someone walks you through it properly. I show you what is actually available in your budget, explain which buildings hold their value and which only look good in a brochure, and deal with the developer or the seller so you are not chasing anyone.
If you are outside the UAE, the whole purchase can be done remotely: video viewings, documents by email, and a power of attorney if you would rather not fly in to sign.
And after handover I can find your tenant, coordinate maintenance and collect the rent — so the property earns without turning into a second job.
- You are buying to live in it
- School runs, the commute, the noise from the road at 7am. The details a listing never mentions.
- You are buying to rent it out
- Service charges, realistic occupancy, short-let rules building by building — before you commit, not after.
- You are buying from abroad
- Remote viewings, escrow-protected payments, and a clear paper trail at every step.
The numbers
What people ask about first.
Dubai payment plans are unusually buyer-friendly. This is the shape of a typical off-plan purchase in the buildings I work with.

- 20%
- Down paymentReserve an off-plan unit with roughly a fifth of the price.
- 1%
- Monthly instalmentsPay the balance in monthly steps while the building goes up.
- $160,000
- Typical entry priceAround where a studio in a well-run, prime-area building starts.
- 4%
- One-time transfer feeThe Dubai Land Department fee on registration. There is no annual property tax.
- AED 2M
- Golden Visa thresholdProperty at or above this value can qualify you for 10-year renewable residency.
- 5–8%
- Typical gross yieldThe usual range on well-located rentals — the exact figure depends on the unit.
Figures are indicative and change by project, developer and payment plan. Tell me your budget and I will run the real numbers on a specific unit — service charge and expected rent included.
Where I work
The parts of Dubai worth your money.
Every area rents and resells differently. This is the short version — ask me for the long one.

Dubai Marina
Towers on the water, walkable, and the easiest area in the city to keep rented all year.

Downtown Dubai
Burj Khalifa, the fountain, the Opera. The address that never needs explaining.

Palm Jumeirah
Beach access and villas on limited land — which is exactly why value holds here.

JBR
Beachfront apartments with the strongest short-let demand in Dubai.

Business Bay
Canal-side towers minutes from Downtown, at a friendlier price per square foot.

Jumeirah & Umm Suqeim
Low-rise, close to the beach and the good schools. Where families settle.
Looking somewhere else — Dubai Hills, Creek Harbour, JVC, Dubai South? I cover the whole city, and I will tell you honestly whether it is the right fit.
How it works
Five steps, no surprises.
Tell me what you need
Budget, whether you will live in it or rent it out, and how soon you want to move. Ten minutes on the phone is usually enough.
A shortlist, not a catalogue
Three to five units that genuinely fit — each with the service charge, the realistic rent and the payment plan written down.
Viewings
In person, or by video call with me walking through the unit if you are abroad.
Offer and paperwork
I negotiate, then handle the MOU, the deposit, the developer or bank NOC and the Land Department transfer.
After the keys
Furnishing, finding a tenant, collecting rent, coordinating maintenance — or reselling when the timing is right.
Most purchases complete 30 to 60 days after an offer is accepted, depending on financing and documents.

Mortgages
Financing, sorted before you start looking.
Residents and non-residents can both mortgage in Dubai. I work with the main UAE banks, get you pre-approved before the first viewing so you know your real ceiling, and compare rates properly instead of pushing you towards one lender.

Questions
What buyers ask me every week.
Which areas of Dubai do you cover?
All of them. Most of my work is in Dubai Marina, Downtown Dubai, Palm Jumeirah, JBR and Business Bay, but I also handle Dubai Hills, Creek Harbour, JVC, Dubai South and the newer master communities.
Can a foreigner actually own property here?
Yes — outright, in your own name, in Dubai's designated freehold areas, with no residency required in order to buy. You receive a title deed from the Dubai Land Department. I take you through selection, contracts and registration end to end.
Do you help with financing?
Yes. Residents and non-residents can both take a UAE mortgage. I work with the main local banks, get you pre-approved before we start viewing so you know your real budget, and compare rates rather than pushing you to one lender.
Can I buy without flying to Dubai?
Regularly. Video viewings, documents signed and returned electronically, payments through the developer's escrow account, and a power of attorney if you would rather not travel for the transfer.
What should I budget beyond the price?
As a rule of thumb: 4% to the Dubai Land Department plus registration admin, around 2% agency commission on a resale, a bank arrangement fee if you finance, and the building's annual service charge. I put the exact figures in writing before you commit to anything.
Does buying get me residency?
Property valued at AED 2 million or more can qualify you for the 10-year Golden Visa, renewable, covering your spouse and children. Smaller purchases can qualify for a shorter investor visa. Eligibility is set by the authorities, and I will check your specific case honestly.
Do you manage the property afterwards?
Yes — finding and vetting tenants, the Ejari contract, rent collection, maintenance coordination and renewals. Many of my clients live abroad and never handle any of it themselves.
How long does a purchase take?
Typically 30 to 60 days from an accepted offer to completion, depending on whether there is a mortgage and how quickly documents come back. A cash resale can move considerably faster.
